Down Payment Assistance

Golden State Financial Authority (GSFA) Platinum is designed to increase homeownership opportunities for low to moderate income individuals and families in California. This program is available for Conventional, FHA, and VA loans. Feel free to contact us to see how we can be of assistance to you.

Standard Transactions 

This is the best option for any borrower that is not a first responder or school teacher. This program is for anyone purchasing a primary residence; this DPA is a 15 year Second Mortgage sized up to 5% of the First Mortgage Loan.

  • 15-year loan term

  • Note Rate of Second Mortgage is the same as the Rate of the First Mortgage

  • Amortizing loan with monthly payments

  • Second Mortgage is due and payable upon sale, refinance, or payoff of the First Mortgage

  • No subordination allowed

GSFA Platinum Program

Select Transactions

Any borrower that is a first responder, for example; police officers, healthcare workers, firemen, EMTs, etc. is eligible for DPA in a 15 year Second Mortgage, sized at 3.5% of the First Mortgage loan amount, with optional gift funds up to 1.5%

  • 15-year loan term

  • Note Rate of Second Mortgage is the same as the Rate of the First Mortgage

  • Amortizing loan with monthly payments

  • Second Mortgage is due and payable upon sale, refinance, or payoff of the First Mortgage

  • No subordination allowed

Assist to Own Transactions

This is a deferred Second Mortgage Loan sized at 3.5% of the First Mortgage Loan amount with optional gift funds of up to 2%. Candidates for this option must be employees of a county that is a GSFA Member, which are the following:

Alpine, Amador, Butte, Calaveras, Colusa, Del Norte, El Dorado, Glenn,
Humboldt, Imperial, Inyo, Lake, Lassen, Madera, Mariposa, Mendocino, Merced, Modoc, Mono, Monterey, Napa, Nevada, Placer, Plumas, San Benito, San Luis Obispo, Santa Barbara, Shasta, Sierra, Siskiyou, Solano, Sutter,
Tehama, Trinity, Tulare, Tuolumne, Yolo, and Yuba counties.

  • Note Rate of Deferred Second Mortgage is 0%

  • Non-amortizing loan; no monthly payments

  • Second Mortgage is deferred and due and payable in full upon the sale or refinance of First Mortgage

  • No subordination allowed
